Why Go Modular
Modular prefabricated wall systems qualify as tangible personal property. That means you can depreciate a modular office building in the same way as any other type of capital equipment such as forklifts, racking and machinery. Conventional building methods must be depreciated over the course of 39 years where modular products qualify for 7 years depreciation.
Conventional construction’s initial cost would need to be over 17% less to match the tax advantages of a modular product. After seven years modular office buildings are completely written off, while only 17.9% of conventional construction is written off. Modular systems have a 17% price advantage.
